Knowing how to prep a house for paint starts with inspecting the surface before we wash, scrape, repair, caulk, prime, or apply finish coats. Good prep gives the new coating a clean, stable surface to bond to. It also helps us find moisture damage, failing caulk, loose paint, exposed wood, and other problems before they are covered.
Why Surface Preparation Comes First
Paint performs best when it is applied to a surface that is clean, dry, stable, and compatible with the coating. Loose paint, chalk, mildew, dirt, grease, failed caulk, and moisture can all interfere with that bond.
We also use the prep stage to separate coating problems from repair problems. Peeling around a leaking gutter, soft fascia, open siding joints, or damaged trim should not simply be covered.

Step 1: Inspect the Exterior
Before we wash or scrape, we walk the exterior and identify what needs attention. Different siding and trim materials can require different cleaning, repair, sanding, and primer methods.
We look closely at windows, doors, fascia, soffits, corner boards, siding joints, porch areas, and other places where water can collect.
We address repair needs before the finish coats begin. Paint can protect a sound surface, but it cannot restore rotted wood or stop an active leak.
Lead-Safe Planning for Older Homes
Older homes need an added safety check before sanding, scraping, or other work that disturbs painted surfaces.
EPA’s Renovation, Repair and Painting Rule applies to firms and individuals paid to perform covered work that disturbs paint in pre-1978 housing and child-occupied facilities. The rule includes painters and other contractors.

We do not recommend that homeowners scrape or sand questionable old coating without first understanding the lead requirements that may apply.
Step 2: Clean Dirt, Pollen, Mildew, and Chalk
Raleigh-area exteriors can collect pollen, dust, mildew, algae, cobwebs, and chalk from older coatings. New paint should not be applied over that layer.
The cleaning method depends on the siding, trim, condition, and coating. Pressure washing can be useful on some surfaces, but more pressure is not always better. Too much force can damage wood, force water behind siding, or mark softer materials.
We use the amount of cleaning needed to remove contamination without damaging the house. After washing, the surface must be dry enough for the next preparation step and the coating we plan to use.
Step 3: Scrape and Sand Failing Areas
Loose coating needs to be removed back to a stable edge. Painting directly over peeling layers only ties the new finish to material that is already releasing.
After scraping, sanding can smooth hard edges and dull glossy areas when the coating system calls for it. We choose the sanding method based on the siding or trim so we do not create unnecessary damage.
The goal is not to strip every exterior surface to bare material. We remove unstable coating and prepare the remaining sound surface for the next step.
Step 4: Repair and Caulk the Right Areas
Once the surface is clean and loose coating is removed, repairs are easier to see. We patch appropriate defects, replace badly damaged material when needed, and address failed joints before painting.
Exterior paintable caulk can be useful around many trim joints, windows, doors, and transitions, but not every gap should be sealed. Some assemblies need drainage or movement.
We follow the caulk manufacturer’s cure and paint-over instructions instead of using one fixed wait time for every product.
If your exterior has several repairs, ask for them to be listed in the project scope so you know what is included before work starts.
Step 5: Prime Where the Surface Needs It
Primer is useful, but it is not automatically a full-house step on every repaint. We choose primer after looking at the substrate, bare areas, stains, repairs, previous coating, and finish product.
Bare wood, patched areas, stains, and difficult transitions may need spot priming or a larger primed area. Some sound previously painted surfaces can accept the finish coat after proper cleaning and preparation.

North Carolina’s heat, humidity, rain, and pollen affect when exterior surfaces can be cleaned, prepared, and coated. We schedule around the actual product requirements and current conditions instead of using one temperature rule for every paint.
Air temperature is only part of the decision. Surface temperature, dew, overnight conditions, direct sun, rain, and drying time can all affect application.
That is why exterior work can move forward during many parts of the year in this region when the weather falls within the product’s limits.
What Happens When Prep Is Rushed
